M.P.A. helps property managers, owners, and facility teams run the work that keeps buildings going — properties, residents, maintenance, vendors, and facility work — without five disconnected tools.

Operational visibility

Work orders, vendors, units, and billing in one Mission Control view.

Who it is for

Built for the people who keep properties running.

Property managers, owners and operators, facility and maintenance teams, and growing operations orgs.

  • Property managers

Properties, residents, leases, Tenant Portal, maintenance, operational finance, and online rent collection.

  • Owners / operators

Visibility across units, work, vendors, and operational status.

  • Facility / maintenance

Facility Mission Control, work orders, assets, inventory, and evidence.

  • Growing ops teams

Start with Property Manager or Facility Operations — or run both in Complete.

The operational problem

Property operations get fragmented — and the glue work becomes the job.

If maintenance, vendors, units, charges, and communication each live in a different place, your team spends the day reconnecting work that should already be connected.

  • Maintenance and work orders live in messages

Requests scatter across texts, email, and notes instead of a shared work queue.

  • Vendors are hard to follow through

Assignments and status updates disappear until someone chases them down.

  • Property and unit context is scattered

Critical details sit in folders and spreadsheets — not where the next decision happens.

  • Charges and fieldwork stay disconnected

What is due and what is open in the field rarely share one operating picture.

  • Facility work has no operational home

Building systems, preventive work, and day-to-day coverage fight for attention outside the property stack.

  • Communication becomes another job

Owners, residents, vendors, and internal teams all ask for status because nothing is shared by default.

What M.P.A. does

Connect the workflows operators actually have to manage.

M.P.A. brings property operations, facility work, residents, vendors, documents, reports, and team communication into one operating model — so status is visible without another status meeting.

Online rent collection

  • AutoPay

Give tenants flexible ways to pay while keeping control of your payment options and charge amounts.

Complete includes the same Property Operations rent collection when you work in the residential / property surface. Facility Operations does not collect residential rent.

Tenant experience

Residents get a browser-first portal — not a store download.

Invite tenants digitally. They open Tenant Portal in the browser, request maintenance, message the property team, review payment history where it is supported, and keep move-out records in history.

  • Digital invitations

Send a Tenant invitation. They accept and land in Tenant Portal.

  • Works in the browser

M.P.A. works in the browser and can optionally be added to the phone. There is no App Store or Google Play app.

  • Day-to-day tenant work

Maintenance requests, property-team messages, Pay Once or AutoPay when the property enables Online Payments, payment history, and move-out history that stays on the record.

Why M.P.A.

One operational system instead of five workarounds.

Most teams already pay for software. The expensive part is the glue between maintenance apps, spreadsheets, texts, email, and manual tracking.

Instead of

  • A separate tool for maintenance
  • Spreadsheets for units
  • Texts for vendors
  • Email for status
  • Manual follow-up
  • A second system just for facility work

With M.P.A.

Workflows stay connected where the work happens

Less administrative chasing. Clearer visibility. Faster handoffs. Fewer disconnected tools — and one place to see what needs attention next.

  • Save time

Move work through shared queues instead of rebuilding status by hand.

  • Reduce admin

Stop copying the same unit, vendor, and request details into five places.

  • Improve visibility

See open work, vendors, units, and financial context in one operating view.

  • Speed workflows

Hand off maintenance and vendor work without losing ownership.

  • Cut tool sprawl

Replace glue-work between disconnected apps with connected operations.

  • Improve communication

Give teams, owners, residents, and vendors a clearer status thread.

A managed unit is a property unit managed through M.P.A. Two tenants living in one unit count as 1 managed unit — not 2. Billing is by unit, not by the number of residents.

Unit-count changes do not create surprise mid-period charges. If Additional Unit Capacity must increase, customer approval is required. The new recurring capacity takes effect on the next billing period.

Save 20% with annual billing. Property Manager and Facility Operations are $566.40/year; Complete Platform is $1,046.40/year (up to 500 managed units). Additional Unit Capacity annual remains monthly × 12.

FAQ

Straight answers

What is M.P.A.?
My Property Assistant is an operations platform for property and facility teams. It connects the day-to-day work of running buildings — not a rent-only admin tool.
Which product should I choose?
Property Manager for residential property operations. Facility Operations for facility and building-team work. Complete when you need both sides in one organization and one subscription.
Is Complete two subscriptions?
No. Complete is one organization and one subscription that includes Property Operations and Facility Operations. You can oversee both, assign each side to a manager, keep an owner view of both, and use the Complete launcher to move between work surfaces.
Do tenants download an app?
No. Tenant Portal works in the browser and can optionally be added to the phone. iPhone and iPad use Add to Home Screen; Android can install through a supported browser. There is no App Store or Google Play app.
Can tenants pay rent through M.P.A.?
Yes. Eligible Property Operations accounts can connect Stripe and choose bank payments, cards, or both.
Does M.P.A. support AutoPay?
Yes. Tenants can choose to authorize AutoPay for recurring rent and eligible recurring fees. Property managers cannot enroll a tenant without the tenant’s authorization.
Who sets rent and fee amounts?
The property manager/subscriber sets rent and permitted charges. M.P.A. does not automatically invent or change fee amounts.
Are late fees automatically charged?
No. Automated late-fee assessment and automated collections are not part of the current product.
What does operational finance include?
Charges, balances, payment history, vendor invoices, and owner summaries — with control over who can access financial operations. After the property connects Stripe and enables Online Payments, tenants can pay once or authorize AutoPay. AutoPay is tenant-authorized only. It does not include automated late fees, automated collections, instant bank settlement, or staff-enrolled AutoPay.
Does every action send email?
No. M.P.A. emails invitations, work-order notices, tenant conversations, and billing/provisioning lifecycle messages when those are sent. In-app notifications cover more of the daily workspace. Phone push notifications are not available.
What does it cost?
Property Manager $59/month / $566.40/year. Facility Operations $59/month / $566.40/year. Complete $109/month / $1,046.40/year. Each includes up to 500 managed units. +$39/month per additional 500 units
